In 2022, Cameron Stephens rose to the occasion by funding a multi-facility loan for a prime 2.7-acre site in Oakville, Ontario. We committed to a 36-month, $146,150,000 first mortgage construction loan. This loan was structured to offer a higher loan-to-cost ratio and significantly lower cash equity requirements compared to conventional bank loans, showcasing our resourcefulness and deal-structuring capabilities.

Sage Hill Development Properties Inc.

Cameron Stephens continues to expand their portfolio, being presented the opportunity to provide a 1st mortgage construction loan for a commercial project in the heart of the Sage Hill community in Calgary, Alberta. ‘The Rise – Sage Hill’, is a 15 acre site that has been subdivided into three lots and zoned for retail and residential development.

MDM Developments

In 2022, Cameron Stephens was presented the opportunity to fund a $2.5MM mezzanine loan behind a $32MM construction loan for this 4.7 acre development site. We engaged our team to review the project package, including sales and cost analysis, as well as the borrower track record and guarantees. After completing our due diligence, we provided the Borrower an alternate option. A 24-month, $34.7M construction facility, eliminating the need for the mezzanine loan.

Signature Communities

Introducing ‘Northern Lights Muskoka’. A 1,300-acre master-planned of 97 homes being developed by Signature Communities. Northern Lights Muskoka is situated just 15 kilometers from Huntsville, a major tourist hub, and is surrounded by outdoor adventure.



Introducing Parkville Greens, a multi-phased, low-rise residential development near downtown Belleville. Meticulously designed to preserve a small-town appeal, Phase 1A consists of 76 townhomes and 4 detached homes, while Phase 1B will have 40, 2-storey detached homes and 3 bungalows. With phase 1 of Parkville Greens sold out, construction has been moving swiftly on site.
